Once you select the critical design elements for your Delta home, we make sure the building process is seamless. Because we know how excited you’ll be about moving into your new home, we make sure everything we need is ready at the right time. Custom home construction is like a symphony – every part must come in at the right time. Our experience means everything from your exterior veers, kitchen cabinets and appliances, and doors and windows is on-site at the right time.

Your Beautiful Home - Only 5-8 Months Away
Because of Delta’s wise stewardship and detailed planning, most 3,000 square foot homes are move-in ready within 5-8 months. You’ll receive a detailed update on your home every two weeks. Each week, you’ll watch your dream home progress and take shape.

Here’s a general overview of the building process.

• Week 1: Survey and mark the land. We’ll walk your property together, reviewing all of your options regarding backfilling, basements, retention walls, drainage, trees to be saved, and maximizing your views.
  
  
• Week 2: Clear the land. We clear and optimize the footprint for the specific plan and rough grade it for building. Install footers, the concrete or other material that your house sits on to minimize settling. We dig down and to the width required by code for the specific plan.
  
  
• Week 3: Install the foundation.
  
  
• Weeks 4 – 6: Frame, roof, and install windows and doors. During this part of the process we will optimize the floor plan, the square footage and design. This is an exciting phase, because you can see the dreams we’ve captured on paper becoming real.
  
  
• Weeks 7 – 9: Exterior siding materials are installed. Electrical, plumbing, HVAC, security, wiring, fireplaces, central vacuum, and insulation are installed. Everything that goes behind walls is installed and inspected during this “rough in” phase. Depending on the materials you’ve chosen, your hardwood floors may also be installed at this point.
  
  
• Weeks 10 – 11: Sheetrock is hung, finished, and ready for paint.
  
  
• Weeks 12 – 14: Installation of design elements during these weeks. Our attention to detail and passion for excellent craftsmanship means your trim, cabinets, interior doors, wainscoting, stairs, chair rails, ceiling architecture, base boards, and crown molding are installed perfectly.
  
  
• Weeks 15 – 16: Painting. Your house is caulked and primed, the ceiling and trim painted, and then walls are painted for the first time.
  
  
• Weeks 17 – 18: Final installation and inspection of electrical, plumbing, HVAC, security, wiring, fireplace, central vacuum, and other systems.
  
  
• Weeks 19 – 20: Final coat of paint and hardwood floors.
  
  
• Week 21: Final punch list and inspections.
